All content on ives.construction — including text, headings, descriptions, page layout, visual design, colour system, graphics, icons, logos, photographs, and the HTML, CSS and JavaScript that make up the site — is the property of Ives Construction or its licensors, and is protected by the copyright laws of the United States and by international treaty.

What you may do

You may, without asking us:

• view, browse and print pages for your own internal business or personal reference;
• link to any page on this site from your own site or in correspondence; and
• quote a short extract in a review, article or professional report, provided you attribute it to Ives Construction and link to the source page.

You may not, without our prior written permission:

• copy, republish, mirror or redistribute substantial portions of the site;
• use our photographs, logo, wordmark or design elements in your own marketing, website, proposal or capability statement;
• frame the site or present our content as your own;
• use the content to train, fine-tune or build a commercial machine-learning model;
• scrape or systematically extract content or contact details, except for ordinary search engine indexing; or
• remove or obscure any copyright, trademark or attribution notice.

Trademarks

"IVES", "IVES CONSTRUCTION", the Ives Construction I-beam mark, and the combination of the two are trademarks of Ives Construction, LLC, whether or not accompanied by a trademark symbol. You may not use them in a way that is likely to cause confusion about affiliation, sponsorship or endorsement, or that disparages Ives Construction.

Other product, company and property names appearing on this site may be the trademarks of their respective owners and are used for identification only. Their appearance does not imply any endorsement of Ives Construction by those owners.

Photography and project images

Photographs on this site show apartment communities and residential properties owned or managed by our clients and affiliated companies, on which Ives Construction has performed renovation work. They are published with permission and are used to illustrate the type, scope and standard of our work.

Images shown in "acquired versus delivered" comparisons are representative units drawn from across the portfolio. Unless a caption expressly says otherwise, a comparison pair is not two photographs of the same apartment, and is not presented as such.

Unit counts and project descriptions reflect our records at the time of publication. Nothing in these images or descriptions constitutes a representation about any future project. See our Terms of Service.

If you believe a photograph on this site shows property you own and should not be published, email legal@ives.construction and we will review it promptly.

DMCA — reporting copyright infringement

We respect the intellectual property of others and respond to valid notices under the Digital Millennium Copyright Act, 17 U.S.C. § 512.

Sending a takedown notice

If you own a copyright, or are authorized to act for the owner, and you believe material on this site infringes it, send a written notice to our designated agent containing all of the following:

1. A physical or electronic signature of the copyright owner or a person authorized to act on their behalf.
2. Identification of the copyrighted work claimed to have been infringed, or a representative list if multiple works are covered.
3. Identification of the material claimed to be infringing, with enough detail for us to locate it — a direct URL is best.
4. Your contact information: full name, mailing address, telephone number and email address.
5. A statement that you have a good-faith belief that the use is not authorized by the copyright owner, its agent or the law.
6. A statement that the information in the notice is accurate and, under penalty of perjury, that you are the copyright owner or authorized to act on their behalf.

On receipt of a notice that substantially complies with the requirements above, we will act expeditiously to remove or disable access to the material and will notify the person who posted it, where applicable.

Counter-notice

If you believe material was removed by mistake or misidentification, you may send a counter-notice to the same agent containing: your signature; identification of the removed material and the location where it appeared; a statement under penalty of perjury that you have a good-faith belief it was removed as a result of mistake or misidentification; and your name, address and telephone number, together with a statement that you consent to the jurisdiction of the United States District Court for the Northern District of Ohio and will accept service of process from the person who gave the original notice.

Misrepresentation

Under 17 U.S.C. § 512(f), any person who knowingly and materially misrepresents that material is infringing, or was removed by mistake, may be liable for damages. If you are unsure whether material infringes your rights, consult a lawyer before sending a notice.

Repeat infringers

It is our policy, in appropriate circumstances, to disable access for and terminate dealings with any person who is a repeat infringer.

This site uses typefaces delivered by Google Fonts under the SIL Open Font License, and is hosted and secured by third-party infrastructure providers. Those components remain the property of their respective owners and are used under their respective licences.
